It’s the end of another year! Crazy, right? Time to dive headfirst into 2016!
Over the coming weeks, I’m going to be sharing a series of articles packed with insights from some of the top professional real estate investors in the nation, as well as a few newer investors… and it begins today with a deep dive into plans and goals for 2016!
I reached out to a few of my closest investor friends and asked, “What are your real estate investing goals for 2016, and how do you plan on achieving them?” Here are their responses!
For 2016, my goal is to make $3 million in gross profits. I did over $2 million in 2015, so I know my numbers and what I need to do to increase that. A large part of that increase will come from rehabbing some of my own wholesale inventory so that I can bring in more profit without having to do more deals.

I have a personal goal of controlling $1B of real estate by my 40th birthday. I am 33 and control $21M right now. My goal is to close on $150M worth of apartment communities in 2016. As of today I have a 155-unit under contract and will likely be putting a 240-unit under contract next week. I plan on continuing to achieve the goal by following my business model of buying apartment communities that need some value add component (usually in the 5k per unit range), then adding the value and realizing the increased value. I buy these communities with investors and we share in the profits.

Do $8 million in real estate acquisition transactions. $67,500 average flip acquisition, flipping at 12-15% GP. $9 million to $9.3 million in sales. Most of the deals we double close; around 15% we assign. Have my team do 120 wholesale deals. And get faster at the contract-to-close time frame.

I plan to grow the teaching/coaching sides of my business as well as the investing side this year. To accomplish this I will be adding team members and putting additional systems in place to help manage this growth.

My goal is to flip 50 houses. This will be a mix of wholesale deals and rehabs—should end up about a 50/50 split. Just as important as how many flips, is how much I plan to grow my company. 2016 is the year that I finally step outside of my business so that I work more “on” it instead of “in” it. I’m also going to join (or start) a high-end mastermind group.
Danny Johnson has flipped hundreds of houses over the last 12 years in San Antonio, TX. Our goal is to sell our current inventory of 14 flips in progress as well as acquire an additional 10 homes to flip. We plan to acquire those through our realtor and wholesaler sources. We are going to shift our focus from Palm Springs to more projects in Orange County and Los Angeles County to avoid the restrictive seasonal selling in Palm Springs.
Holly McKhann is a full-time real estate investor and works with her husband Scott, having done over 200 fix and flips together in Southern California over the past seven years. Holly began her career as a CPA, working for Ernst & Young. She also earned an MBA in finance. Scott is a registered civil engineer with a decade of experience at public home builders. Doug and Andrea Van Soest
Our goals for 2016 are to double our gross profits from 2015 in our wholesaling and flipping business. We plan on doubling our marketing and hiring 1 additional acquisitions person. We are also implementing weekly meetings with accountability score cards to keep everyone on our team accountable and excited about reaching their goals.
Doug is a former appraiser and his wife Andrea is an interior designer and licensed realtor. They began flipping houses in the Inland Empire area of Southern California in late 2008. They quickly transitioned to flipping houses full-time and have been fix-n-flipping, wholesaling, and buying rentals all over Southern California ever since. They are currently doing about 5-6 deals per month and just started a podcast called Spouses Flipping Houses.
My goal for 2016 is to earn about $3 million in gross revenue. We plan on achieving that goal by having 2 to 3 acquisition reps in our office, by generating at least 50 calls a day into our system, spending about $25,000 to $30,000 a month in marketing, and closing no less than 100 deals for the year as a minimum. I also have a goal to acquire enough rentals to pay our monthly salaries.
Gabriel lives in Miramar, FL, and invests in Miami Dade, Broward, and West Palm Beach counties. He’s been investing since 2012, and is currently focused on rehabs and wholesales. Since I still have a full time job and my wife and I have just had our first child, my main goal for 2016 is to grow the business while reducing my role or at least holding it steady. I want to do at least 10 deals in 2016 (flips or wholesales). By the end of 2016, I hope to be in a position to leave my full time job (whether I choose to or not) by matching or exceeding my W-2 income with real estate. In order to accomplish this, I will be ramping up my marketing, and bringing on at least one assistant, whether virtual or local, to help with administrative tasks such as list building, mailings, and taking initial seller calls. As part of this goal, I joined the House Flipping Formula mastermind group in 2015 to network with other successful investors and learn how to implement systems to run my business.
Andrew Herrig lives in Dallas, TX along with his wife and daughter. He has been investing in the DFW market since 2013 when he bought his first rental property. My real estate investing goals for 2016 are to acquire 40+ or more investment properties for the purpose of Buy & Hold and to create a sales team for turnkey properties and sell 60+ houses. I intend to do this by raising $2 million or more in private capital for the buy and hold business. I’ve already created power point slides and I intend on setting appointments and making more private money presentations. For the sales team, I intend on aligning myself with more lead aggregators to promote properties, creating scripts for outbound sales reps, and implementing a CRM for buyers. Also continuing to educate myself with books on creating and managing an effective sales team.
Dave Payerchin is co-founding partner of Columbus Turn Key Houses and a Licensed Realtor with Shoreway Realty group in Ohio. His specialties are networking, raising capital, system automation, and developing/maintaining relationships. Dave has formal training in several facets of real estate investing and has been successfully closing real estate transactions in several states (including Ohio) since 2005. Prior to joining Columbus Turn Key Houses Dave worked as a real estate trainer and professional speaker. His hobbies include rooting for the Cleveland Browns & Cavs, rooting for The Ohio State Buckeyes, spending time with his parents and his 7 nieces and nephews.
My goal is to do exactly what i did last year but better. 🙂 In 2016 I want to increase my productivity, hone in closer to the relationships that have proven themselves to be vital asset to my companies, log a lot more of my activities and processes so that one day i can share; also for me to understand 5 years from now exactly why and when certain things were done within my career.
I plan to accomplish this by implementing a routine schedule of following up with my associates through my CRM system, attend more real estate/non-real estate functions. Hire a few more quality team members. Revamp my internal staff mindset to delivering a much more superior product than any of my competition, by doing so we can create not just a desire but demand as well for our products. Last but not least, further my education on how to grow my business more so than recreating/running it.
Delon Hall is a fix-and-flipper in Atlanta, who in 2016 will attempt to take on Chicago and Orlando as well. A wholesaler since 2008, Delon is also a buy and hold investor with 3 properties in NW Indiana, 2 in Chicago, and a package deal in the works in SW Atlanta. My goals for 2016 is to flip 200 pieces of land and also buy 30 rental houses for long term hold
Buying land was never the problem. The bottleneck was always selling it fast enough with large enough down payments. And to dive deeper, demand is not the problem either but mainly being able to be in front of enough buyers to trigger a quick sale. In other words the main work is in continuing to cultivate an active buyers list and being there for them to cut the deal. As a result I am hiring a sales person for land sales in January and potentially 2-3 such sales people to help us sell the 200+ properties in 2016.
On the rental house front we are moving to markets that are still depressed and where we can buy below replacement cost with the market having a general stable and potentially even upwards trajectory. Our goal here is stable cash flow at $500/house/month NET and appreciation is a nice side benefit.

I plan to purchase 25 houses in 2016. No skinny deals! 2016 will be an interesting year to watch the market carefully. I plan to leverage my existing network of referral sources and agents to achieve this goal, as well as developing new relationships. I am more interested in getting deals that fit my criteria and numbers than just buying houses to meet my number, but I am aiming for 25. It is equally as important to me to preserve what I worked hard to achieve over the past few years as it is to acquire more.
Kristi Cirtwill is an active real estate investor who has purchased over 125 properties in the southern California area to flip and hold since 2008. Our 2016 goal is to complete 70 renovations in addition to wholesaling 36 properties for a total of 106 completed flips. Today we are renovating 20 projects simultaneously. We are in the process of adding more direct-to-seller marketing and construction resources to support our 2016 plan. Additionally we’re raising more money to fund our projects.

My goals for 2016 are to enhance marketing systems, hire and train a marketing manager, hire and train 1-2 VA’s for inbound calls and follow-up, and track KPI’s.
William has been investing in RE since 2003 and has performed 11 rehabs, 5 wholesales, and 2 buy and hold deals. He lives and invests on the Central Coast of California, in San Luis Obispo County and the surrounding areas, where home prices range between $400k to 600k or more. Purchase 15 homes to flip. I have hired a Sales Director in the past month who is helping with converting prospects that are coming from my direct mail campaign as well as following up with previous leads. In January I am ramping up my direct mail campaign and plan to spend $60k in 2016 on direct mail only. I have also created a very strong website and focusing more $$$ on driving prospects through the website to convert more leads.
Alex Bejenaru is a lifelong Southern California resident living in Yorba Linda, CA, with his wife and 2 kids. He started his flipping business in February 2014 as Premier Pacific Properties, LLC (webuysocalhomes.com), and in 2015, he quit his full time gig as a residential loan officer to be a flipper full time. In 2014 he bought 2 flips and is finishing up 2015 with an additional 9 flips completed and 2 properties wholesaled.
